We inspect the accessible timber, the subfloor, the roof void, the perimeter and the fence lines and outbuildings, using a moisture meter and a thermal camera on the walls we cannot open. What matters as much as live activity is the conducive conditions: a garden bed built above the slab edge, a leaking outdoor tap, a rendered over weep hole, a slab join that has opened up. Those get photographed and listed with what to do about them. Reported to AS 4349.3, with the management recommendation set out under AS 3660.2.

How often does a northside house need one?
Every twelve months, and every six on a high risk block, which here means backing onto bushland or a creek, or a slab you cannot see the edge of. Most builder warranties and termite management warranties require the annual inspection to stay valid.
What happens if you find live termites?
We do not disturb them. Live workings are the fastest way to reach the nest, so we leave the lead intact, explain the options and quote the management work separately. Spraying a lead yourself is the one thing that makes the job harder.
Is an inspection the same as protection?
No. An inspection tells you what is happening today. A management system, a chemical barrier or a bait station ring, is what keeps them out afterwards, and it is quoted separately.
